Description: Pacific acquired a 2.86 acre site and converted it into a comprehensive 6th – 12th grade campus with outdoor recreation space. The site formerly housed a 37,000 SF story medical office building and open parking area.

This project is the first permanent charter school campus for Partnerships to Uplift Communities (PUC), a successful charter school operator committed to the Northeast San Fernando Valley and East Los Angeles/Eagle Rock communities, two areas of Los Angeles that serve low-income families.

This project has two phases. Phase I is the rehabilitation of the existing two-story building, and Phase II is new construction of a second two-story pre-engineered fabricated building. Both buildings will contain classrooms and will share an outdoor tree courtyard and lunch area, a basketball court, and a handball court. Phase I was completed in September 2007 and Phase II will be completed in January 2007.

The campus is known as the “PUC Education Complex” and will eventually serve three small-learning high-performing schools: two middle schools serving 300 students each and a 400-student high school. Each grade will have no more than 100 students each, and the teacher/student ratio will be 1:25. The campus will also offer students a full arts and music program as part of its regular college preparatory curriculum and provide an active parent participation program for families. In addition to classrooms, science labs, and outdoor recreation areas, the campus will also have a multi-purpose room and multi-media library.

The site is located within walking distance of Fenton Avenue Elementary School, a converted K-5 charter campus and award-winning California Distinguished school. In the future, with the completion of the PUC Education Complex, children graduating from Fenton will be able to stay in their local neighborhood and walk to their local charter middle school and charter high school. The PUC Education Complex will also relieve overcrowding at nearby San Fernando High School and McClay Middle School.

The total cost for this project is approximately $15.6 million.

Pacific 97th and Main LLC

Tenant: Alliance for College-Ready Public Schools’ Heritage College-Ready Academy High School

Description: Pacific acquired this 1-acre site and converted it into a 400-student seat high school campus. The site is located in the Green Meadows neighborhood of South Los Angeles and adjacent to Watts. Surrounded by low-density commercial and residential properties, this site was a former sewing assembly facility that has been vacant for several years.

This project is home to Heritage College-Ready High School Academy, a campus owned and operated by The Alliance for College-Ready Public Schools. The Alliance is a premier charter management organization with exceptional academic performance scores.

This one-story building totals 21,755 square feet and its on-site parking lot totals 6,000 square feet. Additionally, the campus has 14 classrooms, a library, a computer lab, dedicated specialty classrooms for science instruction, administration offices, and a parent center. The school will also have meeting and instructional space, storage, on-site parking, and landscaping.

These new seats will most directly serve the needs of students enrolled at Locke High School, one of the most overcrowded high schools in Los Angeles. The site will relieve overcrowding by increasing seat capacity, providing quality public education options for students, and raising educational achievement levels.

The total project cost is $4.88 million, including all furniture, fixtures and equipment.

PCSD 2665 Clarendon LLC

Description: The site is located in Huntington Park and was a former private school. The site includes 8 classrooms, administrative space, gymnasium, multipurpose room, serving kitchen, outdoor recreation space and a teacher prep room.

This project provides a permanent home for a new elementary school for Aspire Public Schools. The new Aspire elementary school is a statewide benefit charter school as approved by the California State Board of Education.

Tenant improvements focused on renovating the existing school facility providing increased efficiency and access, additional security and cosmetic improvements. The scope of work included new paint, installation of new lighting, new window coverings, renovated gymnasium, new pavement, accessible design items, increased fire, life, safety measures and new technology infrastructure.

PCSD provided project management that included: scoping, bidding, value engineering, construction oversight, day to day coordination, scheduling and managing inspections and approval(s) by Fire Inspector and City (issuance of Certificate of Occupancy).

810-820 East 111th Place

Description: This development is a unique project with Green Dot Public Schools and Pacific Charter School Development. Green Dot is leasing 74,435 square feet of land with an existing warehouse. Pacific is working as the project developer on behalf of Green Dot.

The project is being completed in 2 phases. Phase I converted the exiting warehouse into 16 classrooms and administration offices. This opened in Fall 2007. Phase II will add a new 12,600 square foot building and complete the outdoor lunch and play area. Phase II is scheduled to open in Fall 2008.

The campus is known as the Green Dot Animo Watts I. The completed project will house 560 students with 26 classrooms including a chemistry lab, multiple computers labs, outdoor play court and lunch area. This project is the first part of Green Dot Public School’s transformation plan for Locke High School.
