Business Model

PCSD's business model is straightforward. We are a non-profit developer and landlord for high-quality charter schools. As a professional service provider, we find, finance, and retrofit and/or build facilities and then lease these academic campuses to educators with proven track records.

Using contributed philanthropic equity, debt provided by socially-conscious lenders and credit enhancements from federal, state and local guarantors, we fulfill our goal in creating a much reduced facilities cost to our superior educational clients.

When these charter school tenants have reached a state of maturity defined by metrics involving academic and financial performance and community support, we work with each school’s leadership team toward the goal of self-ownership. By promoting and facilitating the purchase of campuses by quality tenants, Pacific is able to recycle its equity for the development of future schools serving an increasing number of at-risk students.
